A short-term rental investment fund needed to scale accredited-investor acquisition past their existing network without the compliance risk of generic content marketing. Most agencies don't understand 506(c) versus 506(b), accredited-only gating, or what counts as a general solicitation. The fund needed someone who could navigate the regulated content perimeter without hand-holding.

We mapped the entire content surface against the fund's exemption structure and built a two-layer funnel: top-of-funnel education content that lives within compliance, and gated investor-deck flows for accredited verification. Investor-education content was technically optimized for category terms and structurally aligned to the way LPs actually evaluate STR funds.
